Commercial-to-Residential Joint Venture Case Study

Our Bond Street project in Weymouth is a great example of how strategic partnerships and hands-on expertise can unlock significant value.

When we purchased the property, it was operating as a commercial restaurant. We partnered with an investor who provided the capital, while we contributed the time, experience, and operational expertise to move the project forward.

Our role included securing the necessary planning permission, designing the new layout, and overseeing the full refurbishment from start to finish. The building has now been successfully transformed into an 8-bedroom, all en-suite HMO, finished to a high standard and fully compliant with current regulations.

The property is currently going through refinancing, which will allow the investor to receive all of their original capital back. Following this, we will own the property 50/50, with both parties benefiting from the ongoing monthly cash flow and long-term growth.

This project perfectly demonstrates how we structure win–win joint ventures—combining capital, expertise, and clear strategy to create strong, sustainable property investments.
